The Hilliard Gateway

The Hilliard Gateway is an in-progress mixed-use development on Columbus, Ohio’s west side.  The Gateway is in close proximity to Interstate 270 – the highway that carries commuter traffic around the city of Columbus.  Population density in Hilliard has risen by 18% since 2000 and the median household income is $78k compared to an Ohio average of $45k.  Condominium values rose from $156k in 2000 to $213k in 2009*.  

Location, location, location.

Continental’s role in the project was to find appropriate uses for the land, plan the project in cooperation with City of Hilliard officials, seek the right tenant mix, bring in good partners and execute construction of several uses.  

The 55-acre site will be home to 434 apartments developed by Lifestyle Communities in partnership with Continental, two medical office buildings totaling 80,000 square feet, a new 94,000 square foot Giant Eagle prototype grocery store with attached retail storerooms, a GetGo convenience store with gas station and free-standing restaurant sites.  

Tenants, tenants, tenants. 

The Hilliard Gateway project reflects a number of characteristics of Continental’s development approach.  Find the right land opportunity and work with local officials to get the right zoning and site plan; know in advance the type of tenants who would benefit by addressing realistic community needs and get them signed; partner with others whose strengths elevate the quality of the project (Lifestyles Communities); and help existing partners get to the next level in their growth (prototype Giant Eagle).
